Tirana has changed. Where the Lana once divided the city, it now connects. Riverside boulevards have replaced post-industrial yards. Cafés sit where warehouses stood. Tiranë is becoming what it always wanted to be — a small European capital, neither timid nor showy, with the quiet confidence of a city finally at home with itself.

Tirana Riverside 1 takes its place in that change. One hundred and twenty-eight residences, in four sections, at the moment Tirana steps into its next chapter — built for those who never left, and those who are coming home.

This is the first edition of three. Edition I will be delivered in spring 2027.

Designed by Atelier Marku with material sourcing from northern Italy and the Balkans. Brushed brass on the lobby thresholds. European oak floors throughout. Floor-to-ceiling, triple-glazed German windows. A single, restrained palette across all 128 residences — because the river is decoration enough.

IV. The neighborhood

At the centre, but apart from it.

Five minutes from Skanderbeg Square, twenty from the airport, two from the river. The neighborhood is changing fast — a new commercial promenade, a riverside park, an upgraded transit hub by 2027 — but never loudly. It is the part of Tirana that residents quietly recommend to friends.

VIII. Frequently asked

Things buyers ask before they reserve.

Yes. The full reservation can be completed online from any country. A refundable €2,000 deposit holds your unit for 14 days while we send the contract package and POA template to your local notary.
All units are delivered turnkey — finished walls and floors, kitchen cabinetry and Miele appliances, bathroom fixtures, solid oak doors, and Schüco triple-glazed windows. Underground parking and storage units are sold separately. A line-by-line finish specification is sent on request.
We work with three Albanian banks (Raiffeisen, BKT, Credins) and partner referrals to EU lenders for diaspora buyers. Typical term is 15–25 years with 20–30% down. Use the calculator for an indicative monthly payment.
Yes — there is no holding restriction. We offer a first-year property management package (€90 / month) that handles tenant placement, rent collection, and maintenance, useful for diaspora owners. Riverside 2+1 units typically rent for €600–800 / month.
Albania has double-taxation treaties with Italy, Germany, the UK, Switzerland and most of the EU. Property purchase incurs a one-time 3% transfer tax and 0.05% annual property tax. We send a tax brief specific to your country of residence on request.
Handover begins Q2 2027 and continues by section through Q4 2027. The contract specifies a maximum 6-month delay clause with a per-month penalty payable to the buyer. Every project we have delivered to date has hit its window.
